In Ashley Gardens estate, a classy little enclave, this Victoriana salute built in 2001 enjoys a spot across the road from a generous green wedge, a park with mature trees where locals gather for fitness classes and a bit of socialising.

And that’s what makes community, an asset beyond price that new owners can tap into as they take possession of a fine house and garden.

Beyond attractive gardens, entry is into a tiled walkway which goes past an open, carpeted lounge room with soft duck-egg blue wall paint and lace at the windows, in keeping with the Victorian feel found in stepped cornices and ceiling rosettes.

Opposite is the main bedroom with floating floorboards, a bay window also dressed in lace, a walk-in wardrobe and ensuite with a spa and burgundy and cream decor with rosy capping tiles. The study, through double doors, is next door. Three more bedrooms (with robes) and the main bathroom in blue and cream are down a tiled hallway which has three storage closets.

At entry hall’s end, an in-wall slider opens to the living hub where the meals zone is in a wide bay window and the sitting area has a sponged feature wall in a Tuscan shade. Double doors then open to a good-sized rumpus room with floorboards, vertical blinds and a door to the backyard – a great space for kids coming in and out and keeping noise confined.

The kitchen has off-white cabinetry topped with mottled grey/cream laminate, a servery bench, walk-in pantry, Bosch dishwasher, wall oven and 900mm gas cooktop; the window behind the sink has views of the outdoor area and would make an excellent servery in future.

A gabled pergola above brick paving is about 12 squares of beautified space for entertainment/relaxation. It’s rimmed with pretty gardens of roses and nandinas planted in river stones, and a stone urn water feature adds a peaceful gurgling to the scene.

The neat-as-a-pin, good-sized backyard has a sizeable wedge of lawn edged with pittosporums and there’s a stand of silver birches and an olive tree adding further attraction.

On about 720 square metres, the house also has ducted heating and cooling, a garden shed and remote-controlled double garage with back roller door.
