Plans submitted for uni ‘village’

A university village town centre is on the cards for the latest parcel of land to be sold in Werribee.

The buyer, who wishes to remain anonymous, has paid $7.1 million for a 1.1 hectare site along Hoppers Lane, which falls within the health and learning precinct of the East Werribee Precinct Structure Plan.

Comac Investment sales manager Paul Mason, who handled the sale, said the land price set a new benchmark for the region, selling at about $700 per square metre.

Mr Mason said the value of the land, which is zoned Local Town Centre, was boosted by its proximity to the new St Vincent’s Private Hospital and the redevelopment of the nearby Werribee Mercy Hospital.

Plans seen by Star Weekly show two apartment blocks on the site, ranging from eight to 10 storeys, with one tower likely to house serviced apartments and the second likely to be student accommodation.

The two towers will be divided by an open-air plaza with ground-floor dining, cafe and retail and a village green that will create meeting places, event spaces and overflow areas for cafes, restaurants and bars. There will also be on-site parking.

According to the plans, a proposed Dunnings Road extension will connect the university village to the proposed East Werribee Town Centre via Sneydes Road.

“The town centre will offer the local students, education and medical workers convenience retail and entertainment opportunities,” the plans stated.

Mr Mason said the plans have been submitted to the Victorian Planning Authority, which has authority over the East Werribee Precinct PSP.

He said development and construction was to occur as soon as practicable, but not likely to be before 2019.
