A four-bedroom house with extensive equestrian facilities has set a new residential property price record in Little River.
The home at 1315 Bulban Road, which is known as Bulban Lodge, sold for $3 million last month.
According to the Real Estate Institiute of Victoria, the previous residential price record for Little River was for 50 Daruma Way, which sold for $1.87 million in May. (While this is the highest price on record for Little River, other house sales in the town which have achieved a higher price may not have been made public).
Lara Branch Realty director Karen Branch said that Bulban Lodge, which is set on approximately 42 acres of land, features verandahs and high ceilings, a central country-style timber kitchen, a Coonara wood heater, an open fire place and a four-car brick garage.
The property’s equine facilities include 28 private yards with shelters, water and electric fencing, along with 10 stables, a riding arena and fenced paddocks.
An on-site bore pump with a desalination plant provides water for the horse’s troughs.
Ms Branch said Bulban Lodge was on the market for six weeks before it sold via a private sale.
Before the property was listed with Lara Branch Realty, it was listed with a different real estate agency for 12 months.
Ms Branch said that during her agency’s sales campaign, some of the potential buyers who inquired about the house came from across Melbourne and regional Victoria.
“The home and the property were maintained meticulously by the owners so it was a pleasure to market,” she said.
“The set-up of the property was well done.”
She said the Bulban Lodge owners were “delighted” with the selling price.
