The age-old question: stay, sell or downsize?

As baby boomers near retirement and their needs change, so too do their housing aspirations.

Rob Westwood, of First National Westwood Real Estate, says this shift is an increasingly challenging factor for Australia’s property market.

“As children move out and nests become empty, homeowners are considering many facets of their post-working lives, including whether to sell up or downsize,” he says.

“They need to look at whether they want a tree change, sea change or ‘local change’, where they remain in the same area, but in different-style accommodation such as an apartment or townhouse, or make alterations to their existing home.”

Seniors looking to buy or update are advised to consider the following home-safety measures:

■ Ensure door and cupboard handles and benches are at a manageable height.

■ Consider the size of corridors and bathrooms so they are able to accommodate walking frame or wheelchair access.

■ Railing for toilets and bathrooms.

■ Avoid thick carpets and stairs.

Mr Westwood also suggests that when selecting a future property, senior house-hunters keep in mind somewhere that isn’t too hilly or steep.

Likewise, he suggests a property that provides easy access to the front door and porch.

“It’s a good idea for anyone looking at serviceable accommodation for their retirement years to seek advice from a building or disability expert, who can inspect the property and ensure it is suitable for any future changes that may be required.”
