Three areas in Wyndham have been ranked among the nation’s top-20 population and residential building growth areas, in a report from the Housing Industry Association.
The HIA – Australia’s peak residential building, renovation and development industry association – released its Hotspots report last week.
The Mickleham-Yuroke area in Melbourne’s north placed first on the list, with a 35.3 per cent increase in its estimated residential population, which grew to 4807 people between June 2016 and June last year.
There was also new housing approvals valued at $222 million issued in Mickleham-Yuroke during the 2016-17 financial year (compared to $126 million in the previous 12 months).
Point Cook east was ninth on the list with an annual estimated residential population increase of 12.8 per cent, to 14,545 people as of June last year.
Point Cook north and Point Cook south also experienced estimated population increases of 2.4 per cent and 10.9 per cent respectively, bringing their total populations to 25,012 and 16,964 by June last year.
There were 966 new housing approvals for Point Cook in the 2016-17 financial year, with a total value of $310 million, compared to 1074 approvals in the previous 12 months, valued at $322 million.
Truganina placed 10th on the list with an 11.9 per cent increase in its estimated population, to 27,952 people, and $202 million of new housing approvals, compared to $236 million in the previous 12 months.
Tarneit was 15th on the list with $299 million in new housing approvals (compared to $156 million in the previous 12 months) and a 9 per cent rise in its estimated population, at 39,082 people.
HIA’s senior economist Shane Garrett said Melbourne had 12 out of 20 hotspots on the national list.
“With a large volume of work still to be commenced … population growth still exceeding 2 per cent, Melbourne and its surrounding areas are likely to produce many hotspots for building activity going into 2019,” Mr Garrett said.
