Boatshed with a view

A Werribee South boatshed with impressive beach views is making waves on the real estate market.

Jonathon Bird from Barry Plant Werribee said he was excited to offer a licence for the boatshed, at 25 Campbells Cove, for sale.

“It’s unique, it’s waterfront and it’s perfect – just look at it, what’s not to get excited about?” he said.

Mr Bird said the boatshed, as with most boatsheds in Melbourne, is on Crown land. A 10-year rolling lease to use the site is being offered for sale.

The licence – plus the boatshed furniture, a recently-installed fireplace, a solar panel with inverter, a 12V power supply and refrigerator – are being offered for sale for $109,000 to $119,000.

“One [another Werribee South boatshed] recently sold for $145,000 so this property is amazing value,” Mr Bird said.

He said his favourite aspects of the boatshed were its isolation and the beach views.

“With the double doors open to the sea, the view is like an ever-changing tapestry,” he said.

He said the Barry Plant Werribee office had received a “lot of calls in relation to the property”.

Licence conditions mean the Campbells Cove boatshed cannot be used for permanent or overnight accommodation.

“However … napping is allowed and it is not uncommon to see many people very late into the nights enjoying warm evenings on the water’s edge there,” Mr Bird said.
