$3.8m townhouse plan for CBD

A proposal to build a $3.8 million commercial and residential development in Werribee’s CBD has been lodged with Wyndham council.

The planning permit application for 18-20 Cottrell Street includes nine two-bedroom apartments, five triple-storey townhouses and two commercial tenancies.

Eight bicycle parking spaces and 19 on-site car parking spaces, with access via a modified crossover from Cottrell Street, are also included.

The plan said the proposed building height would be 10 metres at the northern façade and would reach a maximum height of 13.785 metres along its Cottrell Street frontage.

The site, which measures 1100 square metres, contains existing dwellings that would be demolished to make way for the new development.

Plans for the site, submitted by PM Planning, said the proposed development had “excellent access to public transport” with Werribee train station located about 250 metres away.

The planning documents said the commercial tenancies might be used for either office or retail purposes.

One of the commercial tenancies will be 65 square metres in size and the other 85 square metres in size.

The nine apartments will all have balconies which look out onto Cottrell Street.

A traffic and transport assessment, submitted with the planning application, estimated that the development would generate approximately 13 vehicle trips per day, in AM and PM peak travel periods.

“This equates to approximately one vehicle movement every 4.5 minutes (combined arrivals and departures), and is expected to be assimilated into the surrounding road network,” the report said.

The proposal said the development, if approved, would deliver “more affordable housing closer to jobs, transport and services” in Werribee.

“The provision of two-bedroom apartments where occupants have a ready public transport alternative to private motor vehicles allows for significant cost savings for residents who choose to take advantage of this opportunity,” the application said.

Wyndham council sent letters about the proposed development to nearby property owners and occupiers at the beginning of October.
