Downsizer’s delight: 11 The Court, Hoppers Crossing, 3029

Flawlessly presented and more like a smaller house than a unit, this one is loaded with appeal for downsizer, couple or investor.

Although it feels quite secluded, it’s actually in a pocket – bounded by Derrimut and Heath roads – just made for easy access to pretty well everything.

Pacific Werribee and Cambridge Primary School are three-minute car trips, while miles of walking/bike paths are close by – not to mention medical and sports facilities, parklands and varied transport options.

Beyond simple gardens and parking spot (there’s also a garage), entry to the house is to a short hallway laid with the pale laminate floorboards found almost throughout. The exception is the lounge room, which has grey carpet, along with pewter-toned drapes and white lace at windows.

The kitchen has ample storage in the form of cream cupboards – including a french-door appliance cupboard – as well as an underbench oven and electric cooktop, both with the Bosch tag. The laundry is off the meals zone.

The two fitted bedrooms include the main, which has a triple-door wardrobe and access to a two-way bathroom with separate tub, plus a two-way powder room.

Ducted heating and cooling effectively control indoor climate and there’s an alarm for added peace of mind.

A real bonus at this place is the outdoor room. Anchored by white tiles, it’s enclosed with quality shadecloth and has wire security doors to the concreted utility area.

A small wedge of lawn is edged with a garden bed ready for extra planting.

Whoever makes the winning bid come auction day will score themselves a place that’s ready for easy move-in and offers location popularity and convenience in spades.
