A Hogans hero: 33 Hogans Road, Hoppers Crossing, 3029

This place is stacked with early ’80s features that create a great deal of character and make a good canvas on which to create a more contemporary vibe.

Keeper features include the amber glass in front door sidelights, the Tassie oak floorboards laid all through, the raked timber ceilings with exposed beams, a fab fireplace and at least some of the exposed brick walls that are in most rooms.

The split-level floor plan imparts architectural interest, on show immediately behind the front door where a mezzanine walkway is under the rise of the raked ceiling. Four steps head down from the walkway to a large lounge room (with the fireplace) that has the timber blinds that dress all windows.

An in-wall slider from the lounge room ushers in the kitchen, with the abutting meals area under a double-height ceiling. Timber-trimmed cabinetry, soft-aubergine laminate benches, stainless-steel wall oven and 900mm gas cooktop fit out the compact cooks’ domain. The next-door laundry includes the third toilet.

A study near the laundry could be the fourth bedroom, while the remainder range along the mezzanine entry walkway. The main bathroom, also along here, is in blue and cream and has a deeply recessed skylight admitting streams of light. The main bedroom has a ceiling fan, walk-in robe and an en suite.

The meals area opens to a Laserlite-covered pergola perched over brick paving that wraps around to the back and under a second pergola. The side pergola faces a long, densely planted fernery with shadecloth shelter.

Other drawcards are ducted heating, a split-system, a good-sized backyard, a remote-controlled double garage and concrete parking space for three cars. The block is about 665 square metres.

The property is close to Baden Powell P-9 College, St James the Apostle, St Peter the Apostle and St Francis of Assisi primary schools, Hogans Corner shopping precinct and the train station.
