New office building launches in Williams Landing

The Williams Landing commercial hub is set to expand with developer Cedar Woods announcing the release of a new seven-storey office building, Boston Commons.

Located at 89 Overton Road, Boston Commons will be the fifth standalone office building in the growing town centre.

The building comprises 60 strata office suites, measuring from 48 square metres in size to two larger pre-lease office suites and five ground-floor retail suites.

According to Cedar Woods chief operating officer Patrick Archer, the pre-launch campaign generated high levels of market interest with more than 30 per cent sold of the space in the first weeks.

“Purchasers at Boston Commons include business owner-occupiers attracted to the development as an opportunity to save money by buying rather than renting their office in the current low-interest environment,” Mr Archer said.

“Some may consider purchasing the office suites via their personal superannuation fund with the intent of leasing the premises to their businesses.

“We have found purchasers are highly motivated right now and are largely driven by the growing popularity of Williams Landing as the centre of Melbourne’s west.

“The city of Wyndham has four times more growth in new business registrations over the past 10 years compared to the Victorian average. “As the Wyndham business community continues to develop, so does the strength of commercial assets in Williams Landing.”

Knight Frank’s associate director Matthew Romanin said the Boston Commons pre-launch campaign generated high levels of market interest.

Designed by renowned architects Hames Sharley, Boston Commons has an industrial-modern feel with a material pallet reflective of inner-city architecture.

Each office set features NBN infrastructure, an individual kitchenette, climate-control and secure car parking, as well as access to two conference centres and end-of-trip facilities.

Once fully completed, the $2.5 billion Williams Landing development will accommodate over 13,000 jobs.

Office suites at Boston Commons are now selling from $285,000, subject to availability with completion slated for early 2024.
