Sale breaks price record

A “spectacular” property in Sanctuary Lakes has set a new house price record for Wyndham, after selling for $3.2 million earlier this month.

The Real Estate Institute of Victoria last week confirmed that the four-bedroom house at 19 Panorama Way, Point Cook achieved a new record for a residential house in the municipality, excluding acreage and development land.

The previous record was set in May 2017 when 6 Blake Court, Truganina sold for $2.715 million.

The Panorama Way house was privately sold by Fadi Saad and Kristy Wang from Sanctuary Lakes Real Estate.

This latest purchase is the third time the Panorama Way abode has set a record for being the most expensive house in Point Cook.

It first set the record in 2013 after selling for $2.1 million before selling for $2.33 million in 2017.

The residence features an entrance with a custom-made teardrop crystal chandelier, a stainless steel chef’s kitchen with three ovens and two dishwashers, an entertaining room with a built-in bar and home cinema screen, and a swimming pool.

The landscaped gardens include a boardwalk extending along the waterfront.

“We knew it was going to set a record, regardless of the price,” Mr Saad said.

“Now it has blitzed all the records for the entire area.”

Mr Saad said multiple people inspected the house, both from Wyndham and further afield.

His agency also received four or five international queries about the property.

“It was a local buyer who closed the deal,” he said.

“The buyer is over the moon with the property, it’s spectacular, unique and in a prime location.”

Mr Saad, who has worked in the local area for almost 19 years, said that while the real estate market always has its ups and downs, he has never “seen such an appreciation of quality, prestige homes” than at the present.

In the past two months, his agency has broken four records in Point Cook, including selling 22 Greg Norman Drive for $2.7 million and 9 Heron Way in an off-market sale for $2.8 million.

He also sold a vacant site at 32 Greg Norman Drive for $2.9 million and 28 North Shore Drive for $1.4 million within a week of it hitting the market.
