Neighbours join forces

Four house-and-land owners have come together to offer their adjoining Hoppers Crossing addresses for sale as one mega site.

More than four acres of land, including four dwellings, at 575-583 Sayers Road is being offered for sale by tender, with expressions of interest to close on May 5 (unless sold prior).

Rick O’Halloran from Barry Plant Real Estate – Tarneit said he has been working since 2018 to put the sales project together.

“It’s quite extraordinary, it’s not often you get four property owners come together for something like this,” he said.

“How it happened was, one or two of the vendors were already in the market themselves, got talking to me and we’ve had some roundtable meetings, and one thing led to another.

“We’ve seen this sort of thing done in other suburbs of Melbourne, but I’m not sure if it has been done in Wyndham before.”

Mr O’Halloran said the total land area being offered for sale was 16,442 square metres with 102 metres of frontage along Sayers Road.

Between the four houses located on the site, there are a total of 16 bedrooms, eight bathrooms and 16 car spaces.

Mr O’Halloran said that in recent years, several acre blocks on Sayers Road had been developed with childcare centres, medical centres and a dental surgery.

“We’re thinking someone on a bigger scale might come in and take this (575-583 Sayers Road) and say, ‘let’s see what we can do with it.’ – that’s subject to council approval, of course,” Mr O’Halloran said.

“It’s about potential and ideas at this stage.”

He said that the upcoming sale of 575-583 Sayers Road had already generated interest from potential interstate buyers.

“We’ve had some big-scale investors and development companies get in touch, from as far away as Sydney.”

Mr O’Halloran said two of the Sayers Road vendors were owner-occupiers, who have lived in their houses since the 1980s.
