Ballan Road land up for grabs

A large parcel of land in Quandong, which has been in the one family for almost 50 years, is being offered for sale.

Located at 1199 Ballan Road, the 57.1 hectares (140 acres) of rural land was originally purchased by the family for $38,000 about five decades ago.

If sold to a developer, the land could potentially be used for residential subdivision, pending approval from the relevant authorities.

The land is being sold through Tsimos Commercial Real Estate, which is based in Cheltenham, in Melbourne’s south-east.

The asking price is subject to application, and has not been publicly released.

According to the 2016 census, there were 210 residents and 88 dwellings in the Mount Cottrell-Quandong area.

To help guide future development of the area, Wyndham council has developed a draft Quandong Precinct Structure Plan (PSP) in consultation with the Victorian Planning Authority.

The draft PSP, which is being exhibited for public feedback, applies to 153 hectares of land generally bound by Ballan Road to the north east, Manor Lakes to the south east and the Outer Metropolitan Ring (E6 Transport Corridor) to the west. The draft PSP states about 1063 new homes are expected to be needed across the area.

The draft PSP also includes plans for:

• The Aboriginal cultural heritage of the area to be celebrated through a waterway interpretive trail.

• The area’s more recent farming heritage to be preserved through the retention of dry stone walls along Ballan Road.

• A conservation reserve to be created in the south-east portion of the precinct.

• That the precinct will connect to Ballan Road, and the neighbourhoods of the Westbrook PSP in the north and Manor Lakes PSP in the south, via a central connector road with off-road bicycle path.
