This Sanctuary Lakes property has six bedrooms, four bathrooms, a 15-car garage, views of the golf course … and an asking price of $2.55 million – $2.65 million.

The property, located in a gated part of the estate along Greg Norman Drive, will break a Point Cook price record if it sells for its asking price.

The current suburb record is held by a Panorama Way property that sold in March for $2.33 million – less than two years after it sold for $2.1 million and became the most expensive residential real estate in Point Cook to that point.

HockingStuart Point Cook director Scott Perry said the Greg Norman Drive property was the suburb’s biggest Point Cook property “by a long shot”.

Mr Perry said the current Panorama Way record holder was a 50-square home on a 1000 square metre allotment. In comparison, the Greg Norman Drive property spans 70 squares over 1780 square metres.

Mr Perry said despite the large price tag, the property was great value for money.

“To replicate the build today … it’s probably about a $4-million build, plus the land. It’s impossible to replicate this property for the same price. It’s down to the fact that the median sale price in Point Cook is $571,000.”

The property, which was built and owned by Distinction Homes director Metod Mohar, includes quality workmanship and furnishings.

“It’s quite a large family home on a large block of land, fully landscaped, we’re talking about quality fixtures and fittings, custom designed, we’ve won a couple of awards for the home,” Mr Mohar said.

“I’m a builder, so builders build homes and live in them for a few years and sell them and move on and do something different.

“There has been a fair amount of interest, we haven’t achieved the price that I’m looking for at the moment because it will be a record price, and it’s always hard being the one at the forefront.”
